BROAD CUT FARM – PROPOSED DEVELOPMENT

Broad Cut Farm Appeal Ref: 6014702  Notification Letter

The Crigglestone Parish Council do not support the development proposal.  The developer has submitted their appeal against the Planning Refusal.

The Parish Council has engaged the professional services of a Highways Consultant in preparing their response to the Planning Inspectorate, this has now been submitted before the cut off period of 11.59pm 26th October 2026 and is available to read below.

As yet we have not been notified of the Appeal Hearing date nor where it is to be held.

The following video evidence, collected by concerned local residents, illustrates the current traffic congestion on Denby Dale Road, in Calder Grove and accessing the M1 Jct 39, highlighting the traffic conditions that residents are regularly subjected to on these and other joining roads such as Hollin Lane, Blacker Lane, Branch Road, Broadcut Road, Primrose Lane, Durkar Low Lane.

Refusal of Outline Planning Permission – 4th March 2026 

Outline planning permission was refused for the following reason(s):-

1. The proposal would increase vehicular traffic and would require mitigation, which includes the provision of additional crossing points for pedestrians, on an already busy strategic motorway roundabout and local highway network. This would have a severe, adverse, residual cumulative impact on the surrounding highway network, which would be contrary to Policy LP27 (part a) of the Wakefield District Local Plan 2036 and paragraph 116 of the National Planning Policy Framework.

The applicant now has 6 months in which to lodge an appeal.

Crigglestone Parish Council have objected to this application.

They have also instructed a Planning Consultant and a Highways Consultant to provide responses on behalf of the parish council, giving reasons to the Planning Case Officer why this proposal should not go ahead.
